You pick your ideal location and the perfect plan. We will discuss the options of choosing one of our current communities, building on your own land, or helping you find the perfect spot. We will work together in helping you decide on the best plan for you and your family. You can choose one of ours, bring us your own, or brainstorm with Mr. Hornaday and let him draw something for you. We can customize most plans to make it your dream home.

You bring your own style. We will help and guide you, but ultimately you control the look and feel of your home. You get to make the selections that reflect your own personal tastes. See our “Standard Features & Buyer Choices” tab for the full list, but the short version of what you pick includes exterior options and colors, interior decor and floor coverings, custom cabinets and granite tops, as well as light fixtures, appliances, and landscaping.

You participate in the process. You are invited to take part in as little or as much of the experience as you choose. We will initiate a few on-site meetings, and you are welcome to request your own. We want your full confidence and satisfaction with our quality of construction. There will be multiple inspections by city/county officials, and near-daily visits by our superintendent. You may visit as often as you’d like and ask as many questions as you need.

You watch your dream come alive. Just before closing, we will have a final “Walk-through,” where we explain the various working parts of your home and list any incomplete items or items which do not equal our standard of quality. These items will be corrected prior to occupancy. We warrant your home and components against substantial defects in material and workmanship for one year, beginning on the day you close. Many of our product manufacturers provide additional warranty.


After 40 years in the building business, our collection of plans has grown quite large. Rather than trying to narrow them down or list them all, we decided to guide our customers to some of our favorite websites, where many recent plans have come from. We can customize most plans to fit your needs! Or you can brainstorm with Mr. Hornaday, and he’ll either find your perfect plan or draw you a new one.

Standard Features

Structural & Exterior
* Brick & Block Crawlspace Foundation, with a minimum height of 30” from the 16” concrete Footing. Vapor Barrier and Termite treatment.
* Floor systems are designed to exceed code requirements and decked with Avantech 23/32” T&G subfloor.
* Walls are framed using construction grade 2x4s with a minimum spacing of 16”o/c, and sheathed with 7/10” OSB.
* Roof systems are mostly the conventional 2×8 hand cut rafter systems, with 7/16” OSB sheathing, 15 lb felt, and 30-year architectural shingles.
* High efficiency solid vinyl windows, single hung and insulated with grills between glass; screens included.
* Buyers choose wood or fiberglass front door within allowance; all other exterior doors are fiberglass.
* Wayne Dalton {foamcore insulated galvanized metal} garage doors with optional glass; motor and remotes.
* Brick Veneer, Stone Veneer, and/or wood grain Cement Fiberboard (“Hardie” or “Mira Tec”) Siding/“Shakes”, per plan.
* Cement Fiberboard (“Hardie” or “Mira Tec”) Facia, Freeze, Crown Mould, and Soffit (with continuous eave vent).
* 2 coats of Sherwin Williams paint; flat latex on Siding and semi-gloss on Trim.
* Covered back porch with smooth concrete floor and option to screen; 10’ x 12’ Patio adjacent to back porch.

Interior & Decor
* Pre-hung molded hardboard doors and windows with sills – both with 3 1/4” casings.
* 5 1/4” Base trim and 4 5/8” Crown Molding (2-piece in “Company Areas”); 2-piece Chair rail in dining room (with base cap panels beneath) and kitchen/nook.
* Stairs will have Oak treads, 2 ¼” Oak handrail, 1 ¾” Oak wall rail, and 3 ½” Oak newel post (all stained to match the hardwood flooring). Balusters are Wrought Iron.
* Typical Floor coverings include Ceramic in Bathrooms and Utility Room, 2 ¼” select Red Oak (stained, sealed, and one coat of polyurethane satin finish) in “Company Areas”, and Carpet in Bedrooms/Closets and 2nd Floor Hallways.
* 2 coats of Sherwin Williams paint on Walls/Ceilings (flat latex), and Primer plus 2nd coat (semi-gloss) on Trim. Two standard wall colors, one standard trim color, and ceiling color are included.
* Custom-made Oak or Maple cabinets, stained, and built according to plan in the Kitchen, Bathrooms (½ Baths get pedestal sink), and Utility Room. Granite counter tops with Ceramic backsplash in Kitchen and 4” Granite backsplash for Bathrooms and Utility Room (if applicable).
* Bathroom accessories include one framed mirror per lavatory, one paper holder per toilet, and one towel bar or ring per lavatory and one towel bar or hook per tub/shower.
* Master Bath showers will be ceramic and have glass doors, and tub/shower combinations will be fiberglass and get curtain rods.
* Closet shelving is vinyl coated wire. Shallow closets get a single rod/shelf, pantries and linen closets get 4 shelves, and walk-in closets are designed based on plan.
* “Copper Creek” door hardware includes handleset on the front door and round privacy, passage, or dummy knobs everywhere else. Exterior doors have single cylinder dead bolts with interior thumb latch. Oil-rubbed bronze or satin nickel for hinges/hardware.

Mechanical & Miscellaneous
* HVAC equipment is TRANE, 14-SEER Heat Pumps and/or Gas packs. If natural gas is available, 1st Floor will use Gas Pack and 2nd Floor will use Heat Pump.
* 2-Story homes will have 2 zone systems; 1-Story homes will have 2 zones if over 5 tons.
* Standard electrical switches and receptacles will be white and installed according to code. Wiring will be provided for all electrical appliances specified.
* Bedrooms, Great Room, Living Room/Den, and ROG will be wired for fan/light combination. Bathrooms will be wired for wall-mount lights and will include standard exhaust fans.
* Smoke detectors per code; (1) TV jack and (1) phone jack will be provided per each Bedroom, Great Room, Den or Living Room, Media Room, and ROG; plus (1) TV jack in the Kitchen. We pre-wire for Surround Sound in either Great Room or Den.
* The cost of all electrical fixtures, such as light fixtures, ceiling fans, extra and/or non-standard switches will be charged to a total fixture allowance.
* Standard plumbing basics include “Vorten” white commodes, “Laurel Mountain” whirlpool with separate ceramic shower in Master bath, “Diane” fiberglass tub/shower combination in other full baths, “Vorten” pedestal sink in half baths, porcelain undermount sinks in bathroom vanities, “Elkay” stainless steel kitchen sink, Utility Room/Garage sink (if plan permits), and Tankless hot water heater (with Natural Gas).
* Plumbing fixtures are “Delta”, with a choice of Chrome, Brushed/Satin Nickel, or Venetian Bronze.
* Wireless alarm system with door contacts, glass-break detectors,  two keypads; equipment is Honeywell.
* Fireplaces will be non-vented gas, (firebox sized per plan) with blower, burner, and 24” logs. If located in a bedroom, they will be enclosed and vented per code.
* Standard GE appliances include 30” Electric Cooktop, 0.7 cu.ft. Over-the-Range Microwave, 30” self-cleaning Double Electric Wall Oven with Convection, and 24” Built-In Dishwasher. All Stainless Steel.
* Insulation for all heated spaces includes R13 for walls, R19 for floors, R30 for roof, and blown R30 for ceilings.
* 1/2” Sheetrock for walls and ceilings will be taped and finished smooth.
